Stage One:

Stage Two:

Meet with our draftsperson and builder at your home to discuss ideas and get an understanding of what you have in mind for your build. We will also measure the site and any existing building for sketch plans for your consideration. This will be a 3- 4 hour meeting. |

Stage Three:
 |
Scaled Sketch Plans are provided showing the existing floor plan of your home and the proposed floor plan and elevations if necessary. These are provided to you at our second meeting with a budget estimate of how much the works will cost. Any changes to your original plans can be made at this time. |

Stage Four:
 |
Upon approval of your chosen design your scaled sketch will be produced as working drawings to be submitted for building approval to the relevant authorities. We will send you a copy too. HIA contracts are to be signed. |

Stage Five:
 |
Our office will be in contact with you to organize a start date. Once a start date has been established, your building works will commence through to completion. |

Stage Six:
 |
Your building works are now complete and ready for you to enjoy! |

|
Final Stage:
 |
After 12 weeks from completion a maintenance inspection is carried out. |

What is a 5 Star Energy Rated Home?
Your homes energy rating is determined by the design of the building or shell, - the floor, walls, windows and roof. The orientation, insulation, window design and water saving fixtures etc are all taken into consideration when rating hour home. Since 2005, all new residential developments in Victoria are required to be 5 – star rated.
The rating is out of 10 stars - the more stars indicate a more energy efficient and comfortable home.
Your 5 star home ensure that your home is not only more comfortable to live in, it has ongoing savings on energy bills for cooling and heating, this inturn reduces your homes carbon footprint.
Sources estimate the change to the 5-star rating will attain a collective greenhouse gas savings of approximately 500,000 tonnes by 2020. Put simply this would be like taking almost 119,000 Household sedans off the road.
What else can you do to save energy and money?
Water Tanks: Water Tanks can be installed to water your garden, if you connect a water tank to your toilet cistern you would save approximately 20% on average of your total household water bill.
Solar Hot Water System: Solar hot water saves on energy used to constantly heat the water sitting in your hot water cylinder. With the correct design, model and maintenance, solar hot water can provide most of your water requirements, thus reducing your energy bills. All solar hot water systems have a gas or electric booster system when the suns energy is not sufficient.
As part of the 5 star Rating all new homes are now required to have either a solar hot water system or a rainwater tank (minimum of 2000 litres).
Some Design Options to Think About to Achieve 5 Star Rating.
- Orient your living rooms to a northerly aspect - Shade east and west facing walls and windows - Design with wider eaves and the use of awnings for shading - Increase insulation - Double glazing for windows - Design with light coloured roof and walls - Incorporate natural ventilation through windows and doorways

- Turn off your appliances at the wall - Change your light bulbs to the energy saver bulbs now available. - Turn off the lights when you leave a room - Ensure all the gaps are sealed around your doors and windows. - Check your hot water service temperature - Use your dishwasher and washing machine only when you have a full load - Use the sun and the wind to dry your clothes not your clothes dryer - Exchange your shower head for flow reducing shower head
